Country Club Business Plan

A country club business plan should make a compelling case for the market opportunity of your country club by examining the demographics of the surrounding area. You need to tie the market potential of this client base into the financial model for the club. The Census Bureau can provide you some of the base-level metrics you will need for this market analysis, but primary research and/or supporting articles about the demographic profile of your target market will carry the argument much further. If you are preparing the plan to solicit private investment, you will require a five-year financial pro forma that shows the potential income to the club weighed against expenses. This should also provide an investor IRR statement or, alternately, an assessment of the ownership stake you would willingly relinquish in exchange for bringing an investor on board. Investors will also want to see that you have a qualified management team in place, and if you have gaps in the executive tier, an explanation of how and when you will fill them. Other factors at play in a country club business plan:

• - Do you have an established brand already? A logo, branding campaign, and website can go a long way toward showing investors that you're serious, so consider developing these if you have not already.
• - When will key personnel come on board and what will these people be compensated?
• - Can you make a compelling argument for why you will succeed over the competitors you'll face? How will you take market share, if there are comparable clubs nearby?
• - What will the central features of the country club be, and what makes them unique?

Your cash flow, revenue forecast, and P&L statements should all be populated with accurate figures that give believable outputs about what you might accomplish within 3-5 years. Expect investors to probe these figures and, if they're interested in partnering with you, to perform their own due diligence on the market opportunity and possible net profit. The business plan for country club you present should be as professional and thorough as possible, but keep it under 35 pages.
